AI Factory Credit Prints at 9.25% as Nvidia Certifies the Power Stack and FERC Rejects a $1 Letter of Credit

Digital Drive’s Blue Owl-backed CoreWeave shell clears about $1.1 billion of five-year junk at 9.25% and BB-, Nvidia’s inaugural DSX Ready list names Tesla, LG Energy Solution, and Hitachi Energy for AI-factory BESS, and FERC keeps a Joliet TSA alive while slamming dollar-of-coffee security — while NAVER and Brookfield kick off a >10 trillion won Korea financing push and New Era locks a 20-year Vistra power-for-equity PPA.

Today’s Signals

  • Digital Drive HY – ~$1.1B five-year notes at 98.5 to yield 9.25% (S&P BB-) for 76 MW IT fully leased to CoreWeave (15-year / $2.94B); ops eyed 2027–2028.
  • Nvidia DSX Ready – Inaugural AI-factory qualification names Tesla Megapack 2XL, LGES Vertech JF2, and Hitachi Energy BESS; cooling partners include Vertiv, LiquidStack, LG Electronics in trade coverage.
  • FERC ComEd / PowerHouse Hillwood – Sep 22 order rejects ComEd cancellation of Joliet TSA for planned ~1.8 GW / ~$20B campus; $1 letter of credit called inadequate security fiction.
  • NAVER–Brookfield Sejong – Korea banks review staged PF for >10 trillion won (~$7.2B) AIDC path expanding Gak Sejong 55→200 MW; NVIDIA $1B stake and Brookfield up-to-$9B sheet remain conditional / nonbinding.
  • New Era–Vistra PPA – 20-year, 200–207 MW Luminant supply for Odessa-area Phase 1 (Q3 2027 eyed); Vistra takes 5% non-voting equity after deliveries; New Era posts $116M LC.

The Big Story

The AI factory just got hard prices on three rails — credit, certified gear, and federal security language — in the same 48 hours. On September 23, a Blue Owl–affiliated borrower priced about $1.1 billion of five-year high-yield notes at 98.5 to yield 9.25%, roughly 270 basis points above similarly rated peers in secondary reports, for Digital Drive near Richmond. Sponsors in prospectus coverage: Blue Owl affiliates, Cedarwood, and PowerHouse; leads Goldman, Citi, Deutsche. S&P rated BB- and flagged a single speculative-grade tenant. All 76 MW IT is leased to CoreWeave under a 15-year, $2.94 billion contract, ops eyed 2027–2028. Coupon via person-familiar / Bloomberg-syndicated coverage — reported priced book, not a clean issuer IR release. The same window, Nvidia’s DSX Ready put Tesla, LG Energy Solution, and Hitachi Energy on the first AI-factory BESS list, with cooling partners in trade coverage — the GPU vendor writing the power and thermal bill of materials. And on September 22 FERC rejected ComEd’s notice of cancellation of a transmission security agreement for PowerHouse Hillwood’s planned 1.8 GW, roughly $20 billion Joliet campus, leaving the $1 letter-of-credit fight to district court while commissioners demanded real cost-recovery agreements and meaningful security, tying the episode to June’s large-load show-cause orders. Fat coupon, approved batteries, and a federal reminder that theater security is not ratepayer protection — that is industrialization.

AI

Nvidia’s DSX Ready is the chip story that matters for factories: the company that sells the GPUs is now qualifying the BESS and CDUs that ride through AI load swings. Inaugural storage names: Tesla Megapack 2XL at about 1.93 MW AC / 3.85 MWh, and LGES and Hitachi Energy systems at about 5 MW AC / 10 MWh each. Qualification does not replace site engineering and does not bless transformers or switchgear. Same morning, JPMorgan upgraded CoreWeave to Overweight and lifted its target to $125, citing premium short-term compute contracts against a stock still nursing a roughly 13% third-quarter drawdown on capex intensity — sell-side color on the tenant under Digital Drive’s 9.25% print, not a new company contract. Meta’s infrastructure lead restated Prometheus in Ohio as a roughly 1 GW training cluster still adding GPUs and framed Hyperion in Richland Parish, Louisiana, as a roughly 5 GW single-site campus — executive framing, not a fresh COD.

Money

Credit cleared — at a price that names the risk. Digital Drive’s reported 9.25% five-year print is the overnight money event: single-tenant, BB-, CoreWeave-leased, ops still years out. Read it next to cleaner offtaker stories that still clear tighter — Solaris’s upsized $1.25 billion of 7.000% notes due 2032 remain a priced book with close eyed October 1. Internationally, NAVER and Brookfield kicked off staged project finance for a Sejong AIDC framed above 10 trillion won (~$7.2 billion) to take Gak Sejong from 55 MW toward 200 MW, with Korean majors reviewing multitrillion-won loans. NVIDIA’s planned $1 billion NAVER allotment and Brookfield’s up-to-$9 billion sheet stay conditional and nonbinding until financing commits — kickoff, not a closed funded package.

Energy & Power

Power owners are starting to take equity for timed megawatts. New Era Energy & Digital locked a 20-year PPA with Vistra affiliate Luminant for 200 to 207 MW at its Odessa-area Texas Critical Data Center Phase 1, deliveries eyed third quarter 2027 from the adjacent 1,180 MW gas plant and other Vistra sources. After power starts, Vistra gets a 5% non-voting stake in the supplied Phase-1 segment, plus ROFR/ROFO rights on later generation. New Era must post a $116 million letter of credit within 15 business days and up to $82.8 million more by delivery — real security next to FERC’s $1 fiction critique. No binding hyperscale tenant is announced for Phase 1; campus framing still runs toward about 1.4 GW. Pair with Nvidia’s DSX Ready BESS list: batteries that buffer AI load now have an approved-vendor path, while the generator next door is writing itself into the cap table.

Government Power

Federal regulators used a contract fight to restate the security thesis without inventing a new nationwide tariff. FERC’s September 22 rejection of ComEd’s Joliet TSA cancellation leaves the $1 posting to the Northern District of Illinois, but the concurrences were the policy signal: pro forma cost-recovery agreements, transparent upgrade allocation, and security that backs stranded-cost risk — the same themes in June’s six-RTO show-cause suite, responses still framed toward mid-November. Yesterday’s Maryland accountability dashboard, Oregon POWER Act cost-assignment path, and New Jersey’s DataOne air penalty stay on Watching as multi-state delivery politics, not today’s lead. Texas’s Abbott-directed permit halt pending ERCOT audit remains one peer signal among others.

Startup and Small Business Signal

Asia’s next financing product is the chip war chest — still talks. September 23 coverage has Australia’s Firmus Technologies negotiating roughly $10 billion (about $7.5 billion debt and $2.5 billion equity in the structure under discussion) to buy Nvidia hardware for a 360 MW DSX AI Factory in Batam with DayOne, with a late-October IPO path framed up to about $5 billion in some reports. Pricing chatter cites senior near SOFR+275 bp and mezz near SOFR+725. People familiar; company declined comment. Financing talks and IPO plans, not a closed facility or priced book.

AMP Bottom Line

Who the offtaker is sets the coupon. Who posts real security and uses certified gear sets whether the campus is bankable. Digital Drive printed 9.25% on a CoreWeave shell. Nvidia started stamping the batteries and coolers. FERC called a $1 letter of credit what it is. Korea’s banks are still lining up for Sejong, and Vistra took equity for West Texas megawatts. The AI factory is no longer just a slide deck — it is a credit curve, an approved-vendor list, and a security standard being written in public.
